This is a solicitation of offers to buy 30 acres, more or less, to be determined, of contiguous acres on the Combined Parcels that include most or all of the +/- 1,000 feet of frontage on SC 5 Bypass. The price is $120,000 per acre. The sellers intend to retain ownership of the land on the Combined Parcels that is north of an electrical easement, described below, but will entertain proposals to buy all 46.8 +/- acres. Offers must be accompanied by proof of funds furnished by a recognized financial institution with offices located within the United States.
The Combined Parcels are currently in the County and include 46.8 +/- acres of land and +/- 1,000 feet of frontage on SC 5 Bypass, which runs along the northern perimeter of the City. NO PART of the 46.8 acres is in a flood plain. The land offered is at street level and gently slopes toward the back. No dredging or fill dirt is needed. Much other land along the SC 5 Bypass is in a flood plain and floods regularly.
A 150-foot-wide utility easement for electric power lines crosses the Combined Parcels.
The Combined Parcels are two miles from historic downtown York; 30 miles from Charlotte International Airport; 35 miles from Charlotte, NC; and 13 miles from both Rock Hill, SC and Lake Wylie, SC. York Comprehensive High School, which is a large, recently constructed state-of-the-art complex, is a city block away at 275 West Alexander Love Hwy, and it serves the entire western part of York County. Just as the High School serves all of western York County, so too will an enterprise located on the Combined Parcels.
A City waterline runs within the City limit on the other side of the SC 5 Bypass, opposite the Combined Parcels. Also, a City sewage line reaches the High School and Abrial Ridge, a recent housing development off Lincoln Road across the SC 5 Bypass from the High School. The City also provides water and sewer service to a D R Horton housing development just off the SC 5 Bypass.
The acreage offered is perfect for a hospital and supporting facilities, a hotel, a large shopping development, or housing.
The City has an Incentive Program that provides for “reimbursements of up to 100% of the cost of installation of public infrastructure (i.e: water/sewer lines, street lighting.” City Ordinance 17-590 authorizes an Economic Development Incentive Program that “encourages private investment and/or the creation/retention of jobs” within the “Gateway Corridor Overlay District.” The Combined Parcels are within the City’s “Future Gateway Corridor.” See the City of York Official Zoning Map. The Incentive Program applies to land “upon annexation.”
Parcel 3510000004, the +/- 27-acre parcel contains a 3,200 sq. ft., three-bedroom, two-bath house and oversized garage. The house and garage will not convey. Sellers intend either to retain the house and garage or to move them, preferably to retained land that is north of the electrical easement, with old-growth timber and a spring-fed pond.
As for property taxes, except for one acre allocated to the house and garage, which is taxed at regular property tax rates, the rest of the acreage is taxed as a timber farm at $1.00 (not a typo!) per acre.
The small creek running through the Combined Parcels is upper Fishing Creek. History buffs might enjoy reading about the Revolutionary War Battle of Fishing Creek. The British clobbered us. Nearby is Kings Mountain, site of the Battle of Kings Mountain, where we clobbered the British - an event which was the turning point in the Revolutionary War. There is a lot of history here. The City's beautiful (and rare!) antebellum homes survived the Civil War. Legend has it that an old friendship between the opposing generals saved the town from destruction.
To reduce nuisance telephone calls and disturbance of our tenants, no “For Sale” signs are posted. Do NOT enter the Combined Parcels without prior permission.
In sum, the Combined Parcels are at the center of future development along the SC 5 Bypass. The property is at street-level, slopes gently to the rear of the property, and is ready for development. The Combined Parcels are not in a flood plain, are a block away from York Comprehensive High School that serves the entire western region of the County, and are the keystone for development along the SC 5 Bypass. Further, the expanding metro area of Charlotte, NC, is now here, at the gateway to the western portion of the County.
