Stoneledge Vineyard Estate Lots consists of approximately 69 acres and will be a Planned Unit Development (“PUD”) targeting couples that will appreciate the highly unique concept of a residential community designed around a producing vineyard. The current parcel consists of approx. 119 acres that includes the winery and vineyard and will require a parcel split into two new parcels i.e., 50-acres for the winery and vineyard and 69 acres for the PUD. It is assumed that the 69 acres parcel will be further split into 25+ separate parcels of 1 to 2.+ acres each (we use 2.5 acres in our projections). The estate lots would be adjacent to and surround the award winning Stoneledge Winery and Vineyard that is operational and also available for sale for $2,000,000. The winery and vineyard estate combine for over 119 contiguous “view acres” sitting atop a mesa approx. 100’ above the adjacent county road that provide a natural cool updraft during the summer months. Stoneledge Vineyard Estates is planned as a gated community where residents get to experience vineyard living without the hassle of tending to the vines for harvest. The concept would mirror a very successful similar development known as Clos Du Lac in northern CA (here). Sensible CC&Rs would guarantee unobstructed vineyard views for the residences in perpetuity plus control minimum building standards i.e., 3,500 SF+ and allocate certain areas within the PUD to growing grapevines that when harvested are sold in bulk with the profits going to the HOA which reduces annual HOA management expenses. Our assumptions show the HOA owning 4.5 acres of common areas for scenic vistas and water features, bocce ball, BBQ facilities and more.
